A Notary Signing Agent (NSA) is a Notary Public who works directly with lending institutions, title and escrow companies, signing services and other companies that need the services of a Notary Public who is familiar with loan closing documentation and who is responsible and qualified to handle the special types of notarial acts required of such transactions. Working as an independent contractor performing Notary loan signings, the NSA agrees to complete the specific job he or she has been hired to do and is legally obligated and responsible for the satisfactory completion of that job.
A Notary Signing Agent is NOT an escrow or loan officer. Any questions outside the realm of notarization must be deferred to the person or entity in charge of the loan. The NSA is in charge of the notarization - and that's all. Since the Notary Signing Agent is the one handling the loan signing appointment and interacting with the signer(s), the borrower(s) may be tempted to ask the NSA questions that a Notary Public, by law, cannot answer.
Notaries Public are appointed and commissioned in such numbers as deemed necessary for public convenience. A Notary Public is an appointed and commissioned public officer whose function is to perform notarial acts as an impartial witness. Notarial duties authorized by law include administering oaths or affirmations (jurats), taking acknowledgments, attesting to or certifying photocopies of certain documents and performing any other duties specified by law.
A Notary Public is considered a public servant and, as such, is held personally liable for any fraud or negligence in the performance of the duties of the office and is also, therefore, subject to legal prosecution. A Notary Signing Agent is no different and is subject to the same governing restrictions.

· Two loan document packages at one appointment: approximately $75–$100
· Email or online documents (eDocs): an additional fee, $25–$35, reflecting the cost of printing borrower and lender copies
· Out-of-area signing: an additional travel fee, starting around $25 and up
· Copies: additional fees (e.g., $10–$25) when large sets must be reprinted, usually with prior approval
· No-Show: partial fee, often around $25–$30, if the borrower is not present when notary signing agent arrives
· No-Sign: partial fee, often around $25–$30, if the borrower refuses to sign
